Ivanhoe reads as one suburb but builds as three. Along the ridge at Upper Heidelberg Road, where the 1937 town hall sits on the hill, the ground is high and the work is terracing and paving. Head south to The Boulevard and it drops away hard to the Yarra flats. West, the land tips into the Darebin Creek escarpment. We set the levels to the block you actually have, then run paving, retaining, beds and lighting as one sequenced build. We also build across Rosanna and Northcote, and lay the turf in Ivanhoe to finish.

Does a heritage overlay affect landscaping in Ivanhoe?

It can, and it is the first thing we check. Parts of Ivanhoe sit inside overlays such as the Ivanhoe Views Estate, an intact group of 1920s and 1930s houses where the surviving original front fences and rear garages are part of what is protected, and the Marshall Street precinct, where external paint controls reach fences and works as well as the house itself. Front boundary work is usually where it bites. We confirm the overlay before we draw anything.

How do you plan a build on a block that falls to the Yarra?

From the survey up. Ivanhoe sits on a ridge around 55 metres, and south of The Boulevard the ground drops away to the Yarra flats. We set the retaining and the terraces first, so you get level, usable ground where you actually want it near the house, then run the drainage to carry water past it rather than into it. Only once the levels are locked in does the soft work go in.

What is different about building on the interwar streets?

Access, mostly. The Ivanhoe Views Estate was first subdivided from 1915 and built out through the 1920s and 1930s, and those streets kept their original front fences and rear garages. That means a narrow single width drive to get plant and materials down, and a front boundary you cannot simply take out for a fortnight. We plan the machine sizes and the sequence around it instead of finding out on day one.

Where does the Griffin garden suburb influence show up?

Just over the boundary, and it still sets the tone. Walter Burley Griffin and Marion Mahony Griffin laid out the Mount Eagle and Glenard estates in neighbouring Eaglemont, land that was once part of Ivanhoe, using curved roads that follow the contour and internal reserves rather than a flat grid. Gardens on this side of the line read best the same way: work with the slope instead of fighting it.
