Armadale asks one question of a garden: does it belong to the house? The precinct sits on an island bounded by Malvern Road, Kooyong Road and the railway of 1879, which cut across the original street grid and left the odd triangular pattern of quiet streets you walk today. Most of the suburb falls under Heritage Overlay, and several streets carry a Significant Landscape Overlay protecting the canopy, so what we can do is shaped before we draw a line. Allotments run from tight single front cottage frontages around Denbigh Road up to mansion scale holdings near the Toorak boundary, and the design changes completely between the two. Below the surface it is usually dark grey sand or loam sitting on clay. The topsoil drains, the clay under it does not, which is why levelling and drainage come before planting on every job we run here. We work to the plane trees along High Street and the elms and oaks on Kooyong Road rather than against them, and where a trunk measures 180 centimetres around at the base we sort the Stonnington permit before a spade goes near the roots. We also build across Toorak and Malvern.

Will a new garden clash with an Edwardian or Federation facade?

It should not. Armadale holds a concentration of Edwardian and Federation built form that is rare for the old City of Prahran, with intact streetscapes still standing in Rose, Glassford and Munro Streets. We take the cues from the house itself, the brickwork, the roof line and the front garden setback, then build a landscape that reads as part of it.

Will I need a council permit before you start?

Sometimes, and you will know before you spend anything. Most of Armadale sits under Heritage Overlay in the City of Stonnington, and a Significant Tree Work Permit is required before touching a tree with a trunk circumference of 180 centimetres at the base or 140 centimetres measured 1.4 metres up. We check that at the site assessment, not halfway through a build.

What is the soil like in an Armadale garden?

Typically dark grey sand or loam over a clay subsoil. The top layer moves water along fine and then the clay stops it, so a garden that was never drained properly holds water at the low point every winter. We correct the levels and lay drainage into the base rather than improving the topsoil and hoping.

How do you work on a narrow Armadale block?

Carefully, and in sequence. Frontages here are often single front width with one way in, so materials get staged and trades booked so nothing sits on the street longer than it has to. A courtyard behind a terrace moves faster than a full block near the Toorak boundary, and you get an honest timeline for either.
